THE EARLY WINTER STORM on Oct 26, 2011 damaged and destroyed
many trees within the community and left a trail of limbs and branches.
Homeowners are reminded that a
minimum 2" caliper tree must be planted in the front yard of each property.
1. Holiday Decorations.
Holiday Decorations must be removed no later than 1/31/2012. As a friendly reminder, please be sure to remove all of the light clips that
may have remained after the removal of the seasonal lights along the eves of
the home. If light clips remain on the eves of the home, please remove
them at the earliest possible convenience.
2. 2012 Annual BBQ & Potluck.
The community has sponsored an Annual Community BBQ for the past 6 years.
We need volunteers to step forward to plan the 2012 BBQ. Without
volunteers to help plan the event, we will have to cancel the family fun
event.

3. Next Board Meeting. The next
board meeting will be held on Jan 18, 2012. Meetings are regularly
scheduled for the 3rd Wednesday in odd months, and are held at the Fire
Station #3, located on Pace St north of 9th Ave.

4. Volunteers Needed. Volunteers are needed for many aspects of the community.
Please consider volunteering for a committee, as any time or experience that you can contribute would be greatly appreciated. Currently, volunteers

5. 2012 NGLA Grant Project
Submitted. As a result of the Association's participation in the city sponsored Neighborhood Group Leaders Association (NGLA),
a Neighborhood Improvement Grant (NIG) has been applied for in 2012.
The grant will cover 2/3 of the cost of installing "smart" irrigation
controllers throughout the common areas of the neighborhood. The
"smart" controllers will have wind stations, moisture sensors, and rain
sensors, to ensure that watering is only completed when needed. It is
anticipated that the controllers will reduce the overall water consumption
for irrigation by 10-15%.
If you have suggestions for future Neighborhood Improvement Grant projects, please submit your ideas in wiring to the management company or get involved in the Landscape Committee. Items currently being considered include the reinstallation of grass in the Quail 1 park, and the replacement of the grass with xeriscaped landscaping on select sloping common areas.

6. Document Rewrite.
The Document Rewrite process is COMPLETE. With the approval of the
courts, the amended and restated declarations were signed into existence on
the 5th of March, 2007. Updated documents are available in the
Downloads section of this
website. Upon the court approval of the re-written documents, the Association, Board Members, Committees, and Homeowners will be bound to uphold the

8. Executive Board Positions.
Two Board
Positions were elected at the Annual Meeting held Nov 16, 2011. Brett
Hufford and Victor Appel were elected to serve a 3 year terms on the Board of Directors. If you

9. Automatic Electronic Payments
and Credit Card Payments Available Now. An automatic payment program is available for the quarterly HOA assessments. There are no fees associated with the service, and the HOA assessments are automatically pulled from your account each quarter, saving you time and money in the payment of your dues. All you would need to do is complete and submit the ACH application (also located in the Downloads section of this website).

10. HOA Fees Going to the Trees.
Have you ever wondered what your fees go to here in the community? In
addition to the 500,000+ Square Feet of grass that is throughout the
Association, we have 447 trees in the community which we are responsible
for. Each year, the HOA treats all of the Ash Trees for Ash Borer, as well
as other pests. It is highly recommended that each homeowner also
treat their trees to prevent a devastative loss.[Top of Page]
11. 2012 Assessment Billings. Quarterly statements are mailed to all homeowners a minimum of 15 days prior to the due date of assessments. Please remember that the assessments are due on the first day of the quarter, and are considered late if not received by the 10th day of the month in which they are due.

12. NGLA Volunteer Needed. The Neighborhood Group Leaders Association (NGLA) is a joint effort between the City of Longmont and Longmont's residential neighborhood groups. The primary purpose of the NGLA is to enhance the communication between residential neighborhood groups and the City of Longmont, and to provide a forum to identify concerns, discuss issues and resolve conflicts.
Quail Crossing HOA's involvement in the NGLA provides eligibility to apply for Neighborhood Activity and Neighborhood Improvement Grants. These grants are used to fund the Annual HOA BBQ, and will provide for improvements in he association at little or no cost to residents.
A primary NGLA Representative is needed to represent the HOA at the NGLA meetings which are held on the third Thursday of the month at 7:00pm. The NGLA representative(s) act as a liaison between the HOA Board and the NGLA. Meetings of the NGLA will provide for a multitude of topics throughout the year, including Neighborhood Safety, Neighborhood Events, City Planning and Development, in addition to educational seminars provided by the City of Longmont.[Top of Page]
13. Landscape Committee Resurrection. In order to assist the board in designing and selecting landscaping improvement projects for the association, we are looking to bring back the Landscape Committee as one of our core groups. If you have interest or experience in landscaping projects, please volunteer for the landscape committee. Projects of greatest concern are currently the preservation of mature trees, and the reduction of turf areas to reduce on going maintenance costs. [Top of Page]
